Summary

Cottage converted, or taken down and rebuilt, from a 19c farm building in the 1950s. Two storey, two cell, walls of waterworn random rubble stone under triple V tile roof.

Description

Two storey, two-cell house built on the west end of the old Horner Farmhouse, that is Horner Tea Gardens and Beacon View. Front wall advanced from Beacon View, rear wall continuous. Gable-ended, with two internal axial stacks, one in the west gable, one central. Pentice porch over front door, three raked dormers in front roof, three in rear. Front with regular fenestration. An outbuilding butts onto the rear wall at the junction with Beacon, the south cell is used by Beacon View, the north is the Coal House/ Store. Triple V tile roof with collared ridge tiles, raked dormers with weatherboarded sides. Pentice porch with triple V tiles, supported by two curved brackets on stone corbels, lined underneath with horizontal boards. Waterworn random rubble stone walls, squared in quoins and jambs. Segmental stone arches over openings, concrete sills and steps. Faint indications of possible earlier openings in front elevations near windows. In the 19c/20c the site was occupied by a barn or other farm building on the west end of Horner Farmhouse, which was converted to two cottages c. 1900. In the 1950s the farm building was converted to a cottage, or taken down and rebuilt as a four bedroom cottage with two ground floor rooms. The first floor lavatory was inserted on the landing in the 1970s. Important Features: External appearance. Complete interior of the 1950s. Very unspoiled, plan, features and fixtures should all be protected as it is the only house like this on the estate. In a good state of repair. Outbuildings: Coal House/ Store: Small outhouse, built onto extension to Beacon View ( used as a bathroom), shown on 1889 O.S. Somerset Sheet XXXIV.6, scale 1:2500. Gable ended but east pitch of roof shorter than west. Slate roof over rubble stone walls. Important feature: external appearance. In a good state of repair. Garage: On site of early 20c sheepwash shown on 1929 O.S. Somerset Sheet XXXIV.6, but not on 1903 map. Garage on 1974 O.S. map 8845-8945, probably 1960/70s after the building of the house, the sheepwash was probably filled with unwanted debris from the destruction of the farmstead. Rectangular building with gabled ends. Roof of felt on planks over board walls. In a good state of repair.

Log Shed: Lean-to on north side of wall extending west from the front corner of the house, open at east end. Not shown on 1974 OS map, late 20c. Corrugated iron roof over rubble stone and board walls. In a fair state of repair. [1]

The cottage was recorded as part of the Holnicote Estate Survey in 2001 and is described as: an outbuilding butting onto the end of Horner Farmhouse (115123/115124), converted to a house in the mid 20c. Rubble stone and tiled roof, with symmetrical front elevation. The ground floor has a wide entrance hall and two main rooms, the design and carpentry work has a 1930s feel, possibly as it was built by the Estate masons and carpenter after the war. It is the only cottage of this date on the Estate. [2]
